PE10 is centred on Bourne, a market town on the Lincolnshire border roughly 12 miles north-west of Peterborough, with surrounding villages including Dyke, Toft and Witham on the Hill. Bourne has a compact Georgian town centre, good primary and secondary schooling, and easy road access into Peterborough and Stamford via the A15 and A6121 — appealing to commuters after a village feel without a village price tag.
