These terms and conditions ("Terms") govern your use of this website, atlaspropertyco.uk (the "Site"), operated by ATLAS PROPERTY CO CAMBS LTD. By browsing or using the Site, you accept these Terms in full. If you disagree with any part of them, please do not continue to use the Site.
These Terms cover use of the website itself — browsing property listings, submitting enquiries, and using the MyAtlas and Maintenance Portal areas. They do not replace the separate contractual terms that apply once you instruct ATLAS as a landlord, or sign a tenancy agreement as a tenant; those are set out in their own agreements.
Who we are
ATLAS PROPERTY CO CAMBS LTD, trading as ATLAS ("we", "us", "our"), is an independent residential lettings and property management agency, registered in England & Wales under company number [to be confirmed]. Use of the Site
Unless otherwise stated, ATLAS owns the intellectual property rights for all material on the Site. All such rights are reserved. You may view, download for caching purposes only, and print pages from the Site for your own personal, non-commercial use, subject to the restrictions set out below.
You must not:
- Republish material from the Site (including on another website) without our prior written consent.
- Sell, rent, or sub-license material from the Site.
- Reproduce, duplicate, copy, or otherwise exploit material on the Site for a commercial purpose.
- Edit or otherwise modify any material on the Site.
- Use the Site in any way that is, or may be, damaging to the Site, or that impairs the availability or accessibility of the Site.
- Use the Site in any way that breaches any applicable local, national, or international law or regulation.
- Use automated tools (scrapers, bots, or similar) to extract property listings or other content from the Site without our prior written consent.
Intellectual property rights
The ATLAS name, logo, and branding are trademarks of ATLAS PROPERTY CO CAMBS LTD (or its group companies) and may not be used without our prior written permission. Property photographs, floorplans, and virtual tours displayed on the Site are used with permission of the relevant rights holder (which may be a landlord, photographer, or partner supplier) and are provided for the purpose of marketing that property only.
Portal and accreditation logos shown on the Site (Rightmove, Zoopla, ARLA Propertymark, and The Property Ombudsman) remain the property of their respective owners and are displayed to indicate our membership or listing status with those organisations, not to imply any endorsement beyond that.
Our legal responsibility to you
We take reasonable care to ensure that information on the Site — including property details, availability, and pricing — is accurate and up to date. However, property listings can change quickly (a home may be let, or its details revised, shortly after being published), and we do not guarantee that everything on the Site is accurate, complete, or current at every moment. Always confirm current availability and terms directly with us before making decisions based on a listing.
To the extent permitted by law, ATLAS excludes all liability for loss or damage arising from your use of, or inability to use, the Site, except where that liability cannot be excluded or limited by law (for example, liability for death or personal injury caused by our negligence, or for fraud). Nothing in these Terms limits your statutory rights as a consumer.
Uploading content to the Site
Where the Site allows you to submit content — for example, a maintenance report through the Maintenance Portal, a message through an enquiry form, or a document upload through MyAtlas — you must ensure that content is accurate, lawful, and does not infringe the rights of any third party. You retain ownership of anything you submit, but you grant ATLAS a licence to use it for the purpose it was submitted for (for example, arranging a repair, or responding to your enquiry).
We reserve the right to remove any content you submit, or to suspend your access to the MyAtlas or Maintenance Portal areas, if we reasonably believe it breaches these Terms or the law.
Computer offences
You must not misuse the Site by knowingly introducing viruses, trojans, worms, or other material which is malicious or technologically harmful, or by attempting to gain unauthorised access to the Site, the server on which it is stored, or any server, computer, or database connected to it. Any such breach may be reported to, and may constitute a criminal offence under, the Computer Misuse Act 1990.
Linking to our Site
You may link to our homepage, provided you do so in a way that is fair and legal and does not damage our reputation or take advantage of it. You must not establish a link in such a way as to suggest any form of association, approval, or endorsement on our part where none exists, and you must not frame the Site on any other site.
Links from our Site
Where the Site contains links to other websites (for example, Rightmove, Zoopla, Ofcom's coverage checkers, or a Matterport virtual tour), these links are provided for your convenience. We have no control over the content of those sites and accept no responsibility for them or for any loss or damage arising from your use of them.
Variation
ATLAS may revise these Terms at any time by updating this page. Please check this page from time to time to take notice of any changes we made, as they are binding on you from the date they are published.
Applicable law
These Terms are governed by and construed in accordance with the laws of England and Wales. Any dispute arising in connection with these Terms will be subject to the exclusive jurisdiction of the courts of England and Wales, without prejudice to your right, as a consumer, to bring proceedings in the courts of the part of the UK you live in.
If you're unhappy with our service as a landlord or tenant, please see our Complaints Procedure in the first instance — most concerns can be resolved directly, and unresolved property-related complaints can ultimately be referred to The Property Ombudsman.
