Compliance We Track For You
Letting a property comes with ongoing legal obligations. As part of our Managed Service, we keep track of renewal dates so nothing gets missed:
- Gas Safety Certificate (CP12) — required annually for any property with gas appliances
- Electrical Installation Condition Report (EICR) — required at least every 5 years
- Energy Performance Certificate (EPC) — required, generally valid for 10 years
- Smoke & carbon monoxide alarms — checked at the start of every tenancy
- Legionella Risk Assessment (LRA) — a legal duty of care for every rented property, assessing the water system for legionella risk; reviewed periodically and whenever the property or its water system changes
- Right to Rent checks — carried out on every tenant before every tenancy
- Selective Licensing — Peterborough City Council has run a Selective Licensing scheme since March 2024, covering designated wards including Bretton, Central, East, Fletton & Stanground, Fletton & Woodston, North, Orton Waterville, Park, Paston & Walton, and Stanground South. We'll check whether your property falls within a licensed area as part of onboarding it.
- Additional HMO Licensing — a separate scheme covering HMOs of 3–4 people across Peterborough, in force from January 2026. If your property is a smaller HMO, we'll confirm whether it needs a licence under this scheme too.
- Renters' Rights Act (RRA) — the biggest shake-up of the private rented sector in a generation, reshaping tenancy types, possession grounds and how rent increases work. We track the changes as they take effect and keep tenancies compliant as the rules land.
- PRS Database registration — confirmed 9 September 2026: every landlord must register on the government's new rental database, with regional deadlines rolling out from March 2027. Properties in our East of England region (Peterborough & Cambridgeshire) must be registered by 14 April 2027, at a cost of £65 per property per year.
