Landlord Fees
Every property is different, so we'll always confirm your exact quote in writing before you instruct us. As a guide, our standard charges are:

What Tenants Can Be Charged
Under the Tenant Fees Act 2019, letting agents in England can only charge tenants for a limited, defined list of payments. Everything else — admin fees, referencing fees, check-out fees charged to the tenant, and so on — is banned. As ATLAS, we don't charge tenants fees beyond what the law permits.

| Utilities, communication services, TV licence & Council Tax | Tenant's own ongoing costs, where the tenancy makes the tenant responsible |
| Late rent payment (more than 14 days late) | Interest capped at 3% above the Bank of England base rate |
| Replacing a lost key or security device | Reasonably incurred costs, with evidence |

Redress & Client Money Protection
ATLAS PROPERTY CO CAMBS LTD is a member of The Property Ombudsman, an independent redress scheme, so you have somewhere to turn if something goes wrong and we can't resolve it directly. We also hold Client Money Protection (CMP) — scheme and membership number [to be confirmed] — which protects rent and deposit funds held on your behalf.
